Granville on the Water is a 150+ acre residential development located amongst the gorgeous rolling hills of prestigious Stanley Bridge & North Granville – situated in one of the most scenic and sought-after areas in all of Prince Edward Island. Owners in Granville on the Water are collectively members of the Granville on the Water Homeowners Association. The Homeowners Association owns the roadways, the installed water supply and distribution system, and a number of common green space and water access parcels. Formed in 2005, the Association manages operations for the community. Roads and infrastructure are owned by the Association – by all the owners of lots and homes in the development – so management and maintenance are a part of the ongoing requirements for owners.

Phase C - 2023. The third phase at Granville on the Water was redesigned from the 2009 original layout and comes to the market in 2023 ... with some good luck and assistance of the Province.
This phase offers a variety of homesites that take best advantage of tremendous vistas, water and hillside views, waterfront access, and expanded community amenities. A map of the lot layouts can be viewed by clicking the image to the right …

Community Amenities - Outdoor activities and getting to know your neighbours
In Granville on the Water, and on neighbouring lands, there are many opportunities for outdoor recreation, fitness, and enjoyment.
A playfield is found on the upper lands, with a common access croquet lawn and bocce courts on the lower level lands … all accessible by trails and walking paths within the community. FYI, the Developer of GOTW, Steve Dimond, is the 2022 USCA (US Croquet Association) Canada-East District President and a long-time croquet player.
Being on the Trout River, there is also an abundance of watersport activities, boating and fishing, and skating, hockey during frozen winter periods.
Directly adjacent and abutting the GOTW lands is 100+ acres of public forest lands, owned by the Province of PEI, and maintained under the Natural Areas Protection Act. These lands will remain forested in perpetuity and offer wonderful hiking and exploring opportunities right on your doorstep.

Granville on the Water has the enviable position of having on-site distributed potable water, from the Pump-house located on the lands. No hassles with wells or pumps. Power - Maritime Electric Company Limited

Homeowners Association - Origin & Covenants
The Homeowners Association was formed in 2005 to enable the community to manage its own water system, handling road maintenance and snow removal, and maintain the common lands.
The development began in the mid-2000’s. The Granville on the Water Homeowners Association Inc. was registered with the province. The Granville on the Water Utility Inc., owned by the Association, was registered and a pumphouse built with 2 wells. All roads and common areas, as developed, are owned by the GOTW HOA. Membership in the Assocation is automatic with ownership of lots in the community. Phase 1 and 2 combined has 40 lots and those owners are members. Phase 3 has a further 28 lots, with a further 21 lots in the last phase. All owners will be members.

GOTW has registered covenants with Rules and Regulations that contribute to the quality of the neighbourhood and the complementary high standards of construction in the development. The Rules & Regulations are found in the PDF GranvilleCovenants-2021-withForm.pdf to view or download
The Covenants originated with a document registered on title to the lands and applicable to all homesite owners. The original document contained the first Schedule ‘B’ – Protective Covenants (Rules and Regulations) (2005). Schedule ‘B’ was modified in 2006, 2019, and again in 2021. Homeowners Association - Annual Fees
The Homeowners Association invoices member/owners annually with following fees :

The Capital Improvement Fund is in place to enable repaving of the roads owned by the Association, in due course …. We anticipate that to occur near 2026, with some modest maintenance of the roads in the meantime. With a newly paved road, the properties in the community will no doubt recoup the investment through increased home and lot values. New Buyers will have the benefit of this Fund in place
With more lots coming on-line, and more homes being built, the fees will allow a contingency fund as well, which may be required for ensuring the water pump house and all systems function well over the long haul.
